Design & Construction Highlights
Foundations: The original design was to implement a piled foundation due to the mid band of peaty weak soil profile. With piles required in excess of 25m proved to prohibitive on cost. Working closely with our longtime geotechnical collaborators CGL Ireland we devised a ground improvement strategy with a raft solution which in turn made the project viable and the job started with almost immediate effect.
Robust piled foundations provide a stable base for the entire structure.
Superstructure: The main building features a steel portal frame with an internal row of columns positioned at alternate bays to maximise internal flexibility and efficiency.
Office Complex: Designed in accordance with BCO standards, the office accommodation comprises a steel frame with composite floor slabs, integrated with reinforced concrete (RC) cores for vertical circulation and service zones.
Structural Stability: Overall building stability is achieved through a combination of reinforced concrete cores and strategically placed vertical and horizontal bracing.

The foundation are piled The frame is a steel portal frame with an internal row of columns every other bay. The office section is designed to the relevant BCO code with a stell frame and composite slab. The cores are RC.
The building is stabilised by the concrete cores and vertical and horizontal bracing.
